A site taking shape at 40-46 Brook Street

Two years after the project was announced by Grosvenor and EIH London Investments Ltd, the British subsidiary of the Oberoi group, the future Oberoi Mayfair site is entering an active phase. Toureen Contractors, appointed to carry out securing works and structural refurbishment of the listed building, has begun installing welfare facilities on site, with scaffolding due to go up in early June 2026.

The scaffolding will be fully sheeted to limit noise and dust for neighbours in this dense urban setting, where the developer has said it intends to maintain regular dialogue with local residents, including through the monthly consultation meetings for the South Molton programme.

A refurbishment led by Hopkins Architects

Architectural design for the project has been entrusted to Hopkins Architects, tasked with transforming the listed building at 40-46 Brook Street into a 23-room luxury boutique hotel while preserving the heritage features of the property, which sits on the corner of Brook Street and South Molton Lane, close to the entrance of the Elizabeth line at Bond Street.

Works, under way on site since November 2023, have so far focused on structural, services and materials surveys of the existing building, ahead of the installation of temporary structural reinforcement to allow interventions to proceed safely.

Timeline confirmed for end of 2027

This progress update confirms the timeline originally announced by Grosvenor and Oberoi when the project launched in November 2024: delivery of all phases of the programme by the end of 2027, even though some media coverage had suggested a 2028 deadline. Grosvenor’s wider development activity in the United Kingdom remains active on several fronts, spanning heritage refurbishments and hotel signings.

The future Oberoi Mayfair forms part of South Molton, which Grosvenor presents as the largest mixed-use development currently under way in London’s West End, combining hotel, office, residential and retail space around a redesigned public realm.

Mayfair, a neighbourhood under competitive pressure

Progress on the Oberoi site comes as several luxury hotel projects advance in parallel in the same neighbourhood. Minor Hotels is preparing to launch its Colbert Collection brand there with the future WestDill Mayfair Hotel, while The Shepherd Mayfair is due to open before the end of the month, underlining the growing density and competitiveness of the upscale hotel offering in this part of London.
