Swedish hotel property company Pandox has signed a new long-term lease with Strawberry for its hotel in Bodø, in northern Norway. The agreement, structured on a revenue-indexed basis, marks the arrival of a new operator at the property, which has until now traded under the Radisson Blu brand.

A transition scheduled for January 2027

The new lease will take effect on 1 January 2027, the date on which Pandox’s current contract with Radisson Hotel Group expires. The property, currently operating as Radisson Blu Bodø, will be renamed Clarion Hotel Bodø, one of the brands in Strawberry’s portfolio alongside Comfort, Quality and Nordic Hotels & Resorts.

Pandox says interest from hotel operators in taking over the property has been strong, a signal it attributes to the city’s appeal and its growth prospects.

Tobias Ekman, SVP Asset Management Nordics at Pandox, said the company was pleased to strengthen its collaboration with Strawberry and to welcome the group as the new tenant of one of its two hotel properties in Bodø. He noted that operator interest in running the hotel had been strong, which he said confirmed the city’s appeal and favourable growth conditions, adding that Pandox saw good opportunities to continue developing the hotel with Strawberry and to strengthen its position in a growing market.

A joint renovation to reposition the property

To support the change of operator, Pandox and Strawberry will jointly renovate the hotel’s entrance and lobby. The work, focused on the arrival areas, is intended to strengthen the property’s commercial appeal at the time of the rebrand.

The move to the Clarion brand forms part of Strawberry’s multi-brand strategy; the operator runs more than 240 hotels across the Nordic and Baltic countries under brands spanning every segment, from midscale to lifestyle.

Bodø, a strong hotel market for Pandox

The hotel has 191 rooms and occupies a central position in Bodø, close to the airport, the railway station and the city’s main attractions. It operates as a full-service property, with a mixed clientele of business and leisure travellers as well as conference delegates.

Pandox owns a second property in the city, the Scandic Bodø, which has 136 rooms. The Swedish property company, listed on Nasdaq Stockholm, has stepped up activity in the European market in recent years, combining urban asset acquisitions with larger-scale external growth deals, underlining its strategy as an active property owner in the Nordic and wider European markets.
