A comprehensive renovation for one of Room Mate‘s landmark hotels
Room Mate Óscar, located on Plaza Pedro Zerolo in Madrid’s Chueca district, is preparing to enter a new chapter in its history.
According to an announcement issued by hotel sustainability specialist ECO-ONE, the property will close on 1 November 2026 to undergo a comprehensive renovation.
The project will encompass both guest rooms and the hotel’s communal areas.
The property belongs to the Room Mate Hotels portfolio, a brand established by Spanish hotel entrepreneur Kike Sarasola, which has distinguished itself through its lifestyle positioning and locations in the central districts of major cities.
No reopening date, investment amount or detailed architectural programme has been disclosed at this stage.
A special sale of furniture designed by Tomás Alía
A distinctive feature of this renovation is the decision to recover value from some of the hotel’s existing furnishings.
Rather than simply replacing its furniture, the hotel is partnering with ECO-ONE to organise a resale initiative designed to encourage reuse.
The items offered for sale come from the hotel’s furnishings, designed by Spanish designer Tomás Alía.
The sale will take place under The Hotel Drop by ECO-ONE, a circular economy initiative dedicated to the hospitality sector.
The event will be held exclusively online:
- Date: Wednesday, 28 October 2026.
- Sale opens: 8 p.m.
- Scheduled closing time: Midnight.
- Format: Online sale, subject to stock availability.
- Offer: Hotel furniture available at substantial discounts, although the exact reductions have not been specified.
The initiative extends the useful life of hotel furnishings while giving a second life to pieces from a property recognised for its distinctive design identity.
ECO-ONE reports having previously organised similar initiatives in Madrid and Paris.
Terraza de Óscar will remain open during the renovation
Although guest rooms and the interior spaces affected by the renovation will close, Terraza de Óscar will continue operating.
This panoramic rooftop venue, which features a swimming pool, has already undergone refurbishment during 2026.
It will remain accessible to the public during its usual opening hours throughout the hotel’s closure.
This arrangement allows one of the property’s signature facilities to remain operational while renovation work proceeds elsewhere in the building.
However, the announcement does not specify whether access arrangements or services offered on the terrace will change during construction.
Furniture reuse: An emerging component of hotel refurbishment
The initiative at Room Mate Óscar illustrates changing practices in hotel refurbishment.
Repositioning and modernisation programmes regularly involve replacing substantial quantities of furniture, equipment and decorative elements.
Reusing these items can reduce the volume of materials destined for disposal and extend their useful lives.
For owners and operators, this approach may also provide a means of recovering value from outgoing furnishings, although the anticipated proceeds and associated costs have not been disclosed in the case of Room Mate Óscar.
Using a specialist platform facilitates the resale of pieces that no longer fit the hotel’s future concept but may retain both functional and aesthetic value.
The actual environmental benefits of such initiatives depend, in particular, on the quantities reused, the transport involved and the ultimate destination of the items.
LTH Analysis | Furniture reuse becomes part of hotel CAPEX management
The renovation of Room Mate Óscar highlights an aspect of hotel transformation programmes that is often treated as secondary: what happens to the equipment and furnishings being replaced.
For owners, reuse can form part of a broader approach to CAPEX management, combining asset modernisation, recovery of value from existing furniture and waste reduction.
The presence of pieces designed by Tomás Alía further enhances the commercial appeal of this particular initiative.
This model does not replace a comprehensive economic and environmental assessment of refurbishment projects, but it offers an additional opportunity for value recovery.
For the hospitality industry, the challenge will be to make reuse an organised practice from the initial planning stages of refurbishment programmes, rather than an occasional initiative introduced towards the end of a project.
