Berlin: Ardian and Rockfield acquire a majority stake in a 474-unit property

On 5 October 2026, Ardian and Rockfield announced the acquisition of a majority stake in The Social Hub Berlin through their pan-European student accommodation investment platform.

Located close to Alexanderplatz, the property comprises 474 units across ten floors.

Its hybrid positioning combines student accommodation, short-stay hotel accommodation, extended stays and spaces open to the local community.

The transaction is structured around a separation of real estate ownership and hotel operations: The Social Hub retains a minority stake in the property and will continue operating it under a long-term management agreement.

The acquisition price and precise equity split between the partners have not been disclosed.

This transaction represents the first practical implementation of The Social Hub’s new asset-light development strategy.

A second German acquisition for the Ardian-Rockfield platform

The Berlin investment follows the acquisition of the Blue Gate student residence in Aachen, completed during summer 2026.

It is the second German transaction undertaken by the Ardian-Rockfield joint platform, which specialises in Purpose-Built Student Accommodation (PBSA).

According to the investors, Berlin has approximately 200,000 students, nearly 25% of whom are international, while purpose-built student accommodation accounts for less than 10% of the market.

The acquisition of The Social Hub Berlin represents the fund’s second-largest individual transaction to date.

It brings the platform’s total investment volume to more than €1.16 billion, representing approximately 7,500 beds across Europe.

Ardian and Rockfield’s strategy focuses on European markets characterised by strong student demand and limited specialist accommodation supply, particularly Germany, the Netherlands, Italy, the Iberian Peninsula and France.

A refurbishment programme to strengthen the hybrid positioning

The new partners plan to finance a refurbishment programme at The Social Hub Berlin.

The proposed works will include:

  • Modernisation of guestrooms and communal areas;
  • Creation of a new coworking space;
  • Expansion of meeting and events facilities;
  • Redesign of the internal courtyard;
  • Development of a new gym;
  • Improvements to the food and beverage offering;
  • Creation of a club lounge.

The objective is to improve the property’s quality and appeal across different customer segments while reinforcing the community-focused uses characteristic of The Social Hub.

The budget allocated to the refurbishment has not been disclosed.

A new alliance between institutional capital and a hospitality operator

Beyond the Berlin acquisition, the transaction establishes a strategic partnership between Ardian, Rockfield and The Social Hub.

The structure brings together institutional investors and an operator with an established commercial platform, brand and operational expertise.

The Social Hub therefore retains management of the property while reducing its direct exposure to real estate ownership.

The agreement forms part of a strategy designed to finance the acquisition of existing assets and the development of new locations.

The partnership is also presented as a framework capable of supporting future transactions.

The Social Hub’s existing shareholders include APG and GIC.

Meanwhile, Denis Montrelay, Group CFO and CIO of The Social Hub, describes the transaction as a milestone in the implementation of the group’s new growth model.

Edinburgh: a £200 million development with 580 beds

Several weeks after the Berlin announcement, The Social Hub is pursuing its development plans in the United Kingdom.

The group has submitted a planning application for a £200 million development in Fountainbridge, Edinburgh.

The project concerns the former Fountain Brewery site, which has remained vacant for approximately twenty years.

The proposed hybrid development will comprise 580 beds across student accommodation, hotel accommodation and extended-stay facilities.

It will also include a permanent coworking facility accommodating up to 300 people, complemented by flexible workspaces available to a wider audience.

The proposed facilities include a restaurant, café, rooftop bar, clubhouse, theatre and gym.

The building is targeting BREEAM Excellent environmental certification.

The project remains subject to the necessary planning approvals. No definitive opening date has been announced.

A development integrated into Fountainbridge’s urban regeneration

The Edinburgh development forms part of a wider regeneration programme in the Fountainbridge district.

According to the information released, the project is intended to help reduce pressure on the conventional residential housing stock arising from student and visitor accommodation demand.

It is also expected to complement the development of affordable housing led by the local authority and the creation of a new public square beside the canal.

Once operational, the development could create up to 100 direct jobs, support more than 280 jobs and contribute £15.5 million to the local economy, according to the estimates presented.

These projections remain conditional on the development being completed.

The Social Hub says it has organised public consultations with local residents and incorporated some of their feedback into the submitted application.

The proposals have also received expressions of support from the University of Edinburgh, the Edinburgh Chamber of Commerce and CodeBase.

A growing European portfolio

The Social Hub reports that it currently operates 21 properties across several major European cities, from Glasgow to Rome.

The group also identifies projects under development in Lisbon and Turin, alongside prospective locations in Edinburgh, Paris, Milan and Rotterdam.

The new partnership with Ardian and Rockfield is intended to support this expansion by mobilising long-term real estate capital while allowing The Social Hub to retain its role as operator.

The Berlin transaction therefore represents the first operational step in this model.

However, there is no indication that the Edinburgh project will be financed through the Ardian-Rockfield platform. The two developments must therefore be distinguished in terms of their capital structures.

LTH Analysis | Asset-light strategies extend into hybrid hospitality and residential models

The Berlin transaction represents a strategic development for The Social Hub.

Historically associated with a hybrid model combining accommodation, coworking and community spaces, the group is now changing its real estate ownership structure.

The sale of a majority stake in an existing property, combined with the retention of a minority interest and a long-term management agreement, demonstrates an intention to create greater separation between real estate ownership and operations.

This mechanism can enable the operator to attract financial partners to support its development without having to commit all the real estate capital itself.

For Ardian and Rockfield, the appeal lies in gaining exposure to a property combining several sources of demand in a Berlin market where the supply of purpose-built student accommodation remains limited.

Customer diversification, spanning students, mobile professionals and short-stay travellers, is a defining characteristic of the business model. However, this does not in itself guarantee stronger performance, which will depend on factors including occupancy rates, seasonality, operating costs and refurbishment investment.

In Edinburgh, the proposed £200 million development illustrates another dimension of this strategy: integrating hybrid hospitality schemes into urban regeneration projects.

For hotel investors and operators, the two announcements illustrate the growing convergence between professionally managed residential real estate, hotel accommodation and community-oriented services.

The real test of The Social Hub’s new asset-light model will be its ability to replicate the Berlin structure across other properties while retaining operational control and preserving its brand identity.
