A deal reshaping Breuil-Cervinia’s hotel offering

Colliers Italia has announced that it advised Vico on the sale of the Gran Baita, an iconic hotel asset located in Breuil-Cervinia, in Italy’s Aosta Valley. The deal is expected to bring fresh momentum to one of the oldest hotel sites in the Italian Alps.

For Colliers Italia, the transaction illustrates the Italian market’s ability to unlock the potential of historic tourist destinations when a clear investment strategy is put in place.

Breuil-Cervinia, a leading ski destination

Breuil-Cervinia ranks among the best-known resorts in the Italian Alps, with more than 300 kilometres of pistes accessible from the ski area. The destination enjoys international recognition, bolstered in particular by its link to the Swiss resort of Zermatt.

This geographic and touristic positioning is a central plank of the Gran Baita’s repositioning project, which is now aimed at supporting the upmarket shift of the local hotel offering.

A 135-room 5-star hotel with three restaurants and a two-level spa

The project involves transforming the site into a new 5-star hotel with 135 rooms. The property will include three restaurants, a spa spread over two levels, and high-end wellness facilities.

The future hotel will also offer direct access to the ski lifts, a key operational advantage for an international clientele seeking immediate proximity to the slopes.

According to Colliers Italia, these features are set to make the site a new benchmark for luxury hospitality in one of Italy’s leading mountain destinations.

Colliers Italia’s perspective on the deal

Marco Comensoli, Head of Hotels & Leisure at Colliers Italia, said that transactions of this kind show how a clear long-term vision, combined with a solid investment strategy, can unlock the full potential of iconic destinations.

This statement reflects a broader reading of the Italian Alpine hotel market, where several operators are seeking to strengthen their presence in the mountain luxury segment, between the renovation of historic assets and the development of new wellness infrastructure.

No opening date or transaction amount has been disclosed at this stage.
