Australia: IHG strengthens its partnership with SKS Group in Perth
In Perth, IHG and SKS Group have signed an agreement for the future Holiday Inn Express Perth City Centre, a 103-room hotel located at 178 St Georges Terrace in the central business district.
The project involves converting a former office building, previously occupied by Singapore Airlines, into a hotel targeting business and leisure travellers.
The property will adopt the Holiday Inn Express Generation 5 concept and will feature a café-bar, meeting room and fitness facilities.
This signing represents the second Australian hotel project between IHG and SKS Group, following the Holiday Inn Express Cockburn, a 170-room property scheduled to open in December 2026.
Together, the two developments represent 273 rooms across the Perth metropolitan area.
The partnership between the two groups also extends to Malaysia, where SKS Group owns Holiday Inn Johor Bahru City Centre.
For IHG, Perth is a market supported by corporate demand, business travel and the development of leisure tourism.
India: two additional hotels in Hyderabad and Raipur
In India, IHG is continuing its expansion with two management agreements covering a combined 406 rooms, with both hotels scheduled to open in the first quarter of 2031.
Crowne Plaza makes its debut in Hyderabad

The group has signed a management agreement with AR Infra Consultancy to develop the Crowne Plaza Hyderabad Shamshabad Airport Road, a 250-room hotel including 37 suites.
Located close to Rajiv Gandhi International Airport and the future World Trade Centre, the property will target business travellers, transit passengers and the meetings and events market.
The development will include five food and beverage outlets, alongside 1,170 sq m of meeting and event space across five venues, including an 800 sq m ballroom.
The project will mark Crowne Plaza’s entry into Hyderabad, where IHG already operates two Holiday Inn Express properties and is developing an InterContinental.
For AR Infra Consultancy, which operates in real estate and infrastructure, this will be its first investment in the hotel sector.
Holiday Inn establishes a presence in Naya Raipur

In Naya Raipur, in the Indian state of Chhattisgarh, IHG has entered into a management agreement with Entry Point Hotels & Resorts Private Limited for a 156-room Holiday Inn, including 16 suites.
The hotel will be located in Sector 24 of this emerging administrative district, close to government institutions, transport infrastructure and planned healthcare facilities.
The development will feature three food and beverage outlets and approximately 942 sq m of meeting and event space, including a flexible 715 sq m ballroom.
The hotel will primarily target government, corporate and MICE demand in a market whose development is linked to the growth of administrative, technology and commercial activities.
With these two signings, IHG confirms its interest in Indian markets beyond the country’s established hotel destinations.
The group reports 53 operating hotels in India across seven brands, alongside a pipeline of 110 properties expected to open over the next three to five years.
United Kingdom: Hotel Indigo continues its expansion across Greater London

In the United Kingdom, IHG has announced the signing of Hotel Indigo London – Kingston, a 90-room property scheduled to open in 2027.
The project is being developed by Westcombe Group through its Acre Hotels collection and represents its first partnership with IHG.
Located in Hampton Wick, south-west London, the hotel will occupy the former Kingston Bridge House, a building previously used as student accommodation.
Its conversion forms part of a mixed-use property development combining the hotel with 22 residential units.
The future property will become the seventh Hotel Indigo in Greater London.
The project illustrates the brand’s positioning around urban properties with a distinctive local identity, with particular attention to architecture, heritage and the surrounding neighbourhood.
IHG states that Hotel Indigo now has 201 operating properties worldwide and 134 projects in development, including 55 operating hotels and 23 pipeline properties in Europe.
LTH Analysis | A development strategy tailored to markets and assets
These four announcements illustrate several aspects of IHG’s international development strategy.
The first is the geographical diversification of growth. In India, the group is targeting airport corridors and emerging administrative districts, anticipating growth in business travel flows and demand for internationally branded accommodation.
The second is the alignment of hotel brands with the nature of demand. Holiday Inn Express offers a streamlined operating model suited to a central business district, while Crowne Plaza and Holiday Inn target markets combining accommodation, food and beverage, and events. Hotel Indigo follows a more lifestyle-oriented, urban approach.
The third concerns the repositioning of existing real estate assets. In both Perth and London, the projects involve converting buildings previously used for other purposes rather than developing entirely new structures.
Finally, these signings highlight the central role of property partners in the group’s expansion. The announced projects are based on agreements with local owners or developers, while IHG contributes its brands, distribution network and commercial capabilities.
For investors and property owners, the significance of these announcements lies less in the combined total of 599 rooms than in the diversity of assets and markets to which IHG intends to adapt its brand portfolio.
Investment amounts and the financial terms of the agreements have not been disclosed.
