A development rooted in the Muong Hoa valley
The Residences at InterContinental Sapa Resort forms part of the Alphora Muong Hoa International Resort Complex, an 83-hectare development led by Alphanam Group in one of Vietnam’s most celebrated mountain regions for its terrain and cultural diversity. Alongside the residences, the site will also host the future InterContinental Sapa Resort, with which it will share hotel infrastructure.
The project marks the first rollout of InterContinental-branded residences in the country’s Northwest and extends an existing partnership between IHG and Alphanam Group spanning the InterContinental and Holiday Inn Resort brands. IHG had previously introduced its Vignette Collection brand to Vietnam in Hoi An [FLAG: LTH French URL, no confirmed THT equivalent], underlining the diversification of its brand portfolio in the country.
79 villas with access to hotel services
The Residences at InterContinental Sapa Resort will comprise 79 individual villas, whose owners will have access to a range of hotel services: dining, wellness, concierge and front-of-house services provided by the InterContinental Sapa Resort team.
Design has been entrusted to an international consortium bringing together DP Architects, Avalon, SCSY and P Landscape. Each villa has been designed to make the most of valley views while blending into the site’s natural terrain and environmental heritage.
A design built for altitude and sustainability
Nguyen Ngoc My, vice-president of Alphanam Group, points to the particular demands of developing land with such high heritage value. She said that developing a project on heritage land calls for the utmost respect and discipline, and that the company takes care over every plot of land, planting and nurturing every new sapling, and approaches each stage of development with thorough research, rigorous measurement and careful consideration. According to her, the choice of British and Swiss architects reflects a dual requirement: recognised hospitality expertise and a nuanced understanding of mountain climates, from humidity to cold. She added that the project was designed to meet EDGE standards, an international certification system focused on energy efficiency, water conservation and carbon footprint reduction.
A milestone in IHG’s residential strategy in Asia

Bryan Chan, vice-president of development for Southeast Asia and Korea at IHG Hotels & Resorts, describes the project as a natural extension of the partnership forged with Alphanam Group. He said that the landmark development pairs the global strength and heritage of the InterContinental brand with the distinctive character and natural beauty of the Muong Hoa valley, creating an exceptional branded residential offering in one of Vietnam’s most remarkable destinations, adding that Vietnam is establishing itself as one of the world’s most dynamic markets for branded residences. Once complete, the project is expected to become the highest-altitude InterContinental branded residential development in the group’s global portfolio. IHG currently counts 35 branded residential projects open or in sales with owners or developers, across 19 countries, with several more in the pipeline. [FLAG: unverified figures from press materials] In 2026, the group had already signed The Regent Ho Tram, another branded residential project in Vietnam.

This development confirms IHG’s growing momentum in the residential segment worldwide, with a market-by-market approach favouring strong local partnerships over uniform rollout.
