Vaillance Immobilier unveiled, on 9 September 2026, its plans for the complete redevelopment of a hotel site on Avenue Jules Carteret, in the Gerland district of Lyon. The scheme will replace a 2-star Ibis Budget hotel, which has been fully demolished, with a new mixed-use development combining hospitality and office space.
A complete rebuild in the heart of Gerland
The new eight-storey development will house a 100-room, 4-star Mercure hotel alongside nearly 3,500 sqm of office space available to let. The site benefits from direct access via tram, metro and bus, in a district recognised as one of the Lyon metropolitan area’s key economic, scientific and sporting hubs.
A 4-star positioning geared towards business travellers
The property will retain the Mercure brand identity while featuring a contemporary design. It will include a restaurant open to both hotel guests and outside visitors, along with several modular seminar rooms aimed at corporate clients and professional events.
A wellness area, an outdoor swimming pool and a gym will be located on the eighth floor, rounding out an offering designed to balance work and relaxation.
An office component to diversify the scheme
The 3,500 sqm of office space available to let complements the hotel offering, positioning the overall development as a mixed-use scheme bringing together accommodation, services and office activities on a single site.
Ax’stone and Archigroup lead the project
The project was initiated by Ax’stone, a property developer led by Laurent Nurier and Rodolphe Nurier, and designed by architecture firm Archigroup. It will be developed in partnership with Vaillance Immobilier, with Ax’stone acting as project management assistant.
A milestone in the group’s development strategy
Alexandre Scappaticci, director of the Vaillance Immobilier group, said that with this latest development, the group aims to offer far more than a hotel, creating a genuine lifestyle destination bringing together accommodation, dining, wellness, workspaces and services in a fast-growing district. He added that the project reflects the group’s ambition to invest sustainably in Lyon’s appeal and to contribute to its economic development.
The hotel is scheduled to open in the first half of 2028. Several dozen direct jobs will be created to run the hotel and its various services.
Founded in 1989, Vaillance Immobilier specialises in the design and delivery of turnkey business and office parks, as well as in hotel operations and property investment. The group handles the administrative, technical, legal and commercial management of all its assets.
