A management agreement rooted in Darjeeling’s tea heritage
Minor Hotels has announced an agreement with JK Urbana Garden Private Limited to manage the future Anantara Retreat Darjeeling Hills.
The development partner is a joint venture between JK Urbanscapes Developers Limited and Kaushal Kumbhat.
The project will be located within Tindharia Tea Estate, an 849-acre plantation covering approximately 343 hectares, situated 40 kilometres from Darjeeling in the Indian state of West Bengal.
A distinctive feature of the development is that the plantation will remain operational alongside the hotel. Tea production will therefore be more than a decorative theme or staged attraction: it will form a central part of the guest experience.
The estate extends across elevations ranging from 450 to 1,000 metres, amid the hills and valleys characteristic of the Himalayan foothills.
Bagdogra International Airport is approximately 33 kilometres away, representing a journey of around one hour by road, according to information provided by the group.
The property is scheduled to welcome its first guests in 2031. Neither the investment amount nor the financial terms of the management agreement have been disclosed.
35 suites and 35 tented villas integrated into the landscape
Anantara Retreat Darjeeling Hills will offer 70 accommodation units, divided equally between 35 suites and 35 tented villas.
The buildings will follow the natural topography of the plantation to preserve views over the tea gardens and surrounding valleys.
Facilities will include an Anantara Spa, fitness centre and swimming pool overlooking the landscape.
The property will also offer wellness experiences inspired by its natural surroundings, combining treatments, physical activities, nutrition and mindfulness practices.
Approximately 750 sq m of meeting and event space will accommodate smaller MICE groups, private events and destination weddings.
This events component will complement an offering primarily focused on leisure and restorative stays.
A working tea plantation at the heart of the guest experience
The project’s most distinctive feature lies in the integration of agricultural operations into its hospitality offering.
Guests will be able to explore the tea gardens and processing factory, following the different stages of production from harvesting to manufacturing.
The concept is therefore built around an experience directly connected to the destination and its traditional economy.
Kaushal Kumbhat, Director of JK Urbana Gardens Private Limited, describes the project as an opportunity to introduce the plantation to an international clientele while creating additional economic activities for the local community.
The property development partner also emphasises its ambition to combine environmental conservation, the continuation of agricultural operations and tourism development.
These commitments will need to be assessed against actual operating practices and the results achieved following the opening.
Anantara Retreats: A luxury and wellness-focused extension of the brand
Anantara Retreats is a specialised extension of the Anantara Hotels & Resorts brand.
The concept primarily targets secluded destinations and natural environments suited to restorative stays.
It combines upscale accommodation, personalised services and wellness programmes that may include spa treatments, yoga, holistic therapies, physical activities, nutrition and meditation.
In Darjeeling, this proposition will take on a distinctive dimension through immersion in an operational tea plantation.
Dillip Rajakarier, Group CEO of Minor International, the parent company of Minor Hotels, emphasises that the destination’s identity should shape the entire stay, from discovering the tea production process to participating in wellness experiences.
The project therefore reflects an approach in which agricultural heritage becomes an integral component of the hotel product.
Fourth Anantara project announced in India in 2026
This signing confirms the acceleration of Minor Hotels’ development in the Indian market. It follows two Anantara projects announced in April 2026 in Coorg and Kolkata, comprising a 69-key resort in the Western Ghats and a 170-key urban hotel within Kolkata’s World Trade Center.
In September, the group also announced Anantara Jadcherla Hyderabad Resort, a 185-key property scheduled to open in 2029.
With Darjeeling, Minor Hotels has now announced four Anantara projects in India.
This geographical distribution reflects a diversification strategy spanning major metropolitan markets, regional destinations and resort properties.
Minor Hotels, which reports a global portfolio of more than 640 hotels, resorts and residences, expects to announce further signings in India before the end of 2026.
However, the planned 2031 opening underlines the project’s long-term nature, with delivery dependent on the various stages of property and hotel development.
LTH Analysis | When agricultural heritage becomes a hospitality asset
Anantara Retreat Darjeeling Hills illustrates a development model in which a hotel’s appeal is built around an existing local asset: a working tea plantation.
Integrating the resort into an operational tea estate extends the brand’s experiential positioning. To mark its 25th anniversary, Anantara unveiled five signature experiences dedicated to slow travel and wellness. In Darjeeling, this approach goes a step further, with agricultural activity itself becoming part of the hospitality experience.
For the owner and developer, affiliation with Anantara could help position the estate in the international luxury and wellness market. Minor Hotels, meanwhile, will provide its brand, operational expertise and distribution capabilities under a hotel management agreement.
The economic opportunity will lie partly in diversifying the property’s revenue streams without interrupting the plantation’s agricultural operations. However, the commercial viability of this combination remains to be demonstrated, given the investment required and the operational constraints of running a working agricultural estate alongside a luxury hotel.
Social and environmental considerations will also be decisive. Local community involvement, landscape preservation and the continuation of traditional activities will need to translate into measurable practices.
With Darjeeling, Minor Hotels is not simply developing another wellness resort: the group is seeking to make living agricultural heritage the foundation of the hospitality experience itself.
