A development alliance without widespread portfolio conversion
Scandic Hotels Group and Hilton intend to jointly identify new hotel development opportunities across four Nordic markets: Sweden, Norway, Denmark and Finland.
The partnership is based on the complementary nature of their business models. Hilton will contribute its brand portfolio, commercial systems and international distribution network, while Scandic will draw on its regional presence, operational expertise and knowledge of local markets.
Both groups emphasise that the agreement concerns individual development opportunities. It is therefore neither a merger nor a programme to convert large numbers of existing Scandic properties to Hilton brands.
For Scandic, the alliance forms part of a broader strategy to develop its hotel operating activities. The group has notably assumed operational management of 56 hotels from the Dalata portfolio, representing approximately 12,000 rooms, following the acquisition of the Irish group by Pandox and Eiendomsspar.
This development illustrates Scandic’s ambition to strengthen its position as a hotel operator, including beyond its established brands.
Copenhagen: First 284-room Hilton hotel scheduled for 2029
The partnership’s first project will be located at Scanport, near Copenhagen Airport.
Scandic has signed an agreement for a 284-room hotel under the Hilton Hotels & Resorts brand, with an opening planned for 2029.
The property will be operated by Scandic under a franchise agreement with Hilton. This distinction is important: Hilton will act as franchisor, while Scandic will be responsible for hotel operations.
The future hotel will feature a restaurant and bar, meeting and event spaces, wellness facilities, a fitness centre and an executive lounge overlooking the Øresund Strait.
Its proximity to Copenhagen Airport, Scandinavia’s principal aviation hub, should enable it to target international visitors, business travellers and the corporate meetings market.
However, construction remains subject to the satisfaction of the final outstanding development conditions.
Neither the investment amount nor the identity of the property’s real estate owner has been disclosed.
Helsinki: An established model for Scandic-Hilton cooperation
The newly announced partnership builds on a longstanding commercial relationship.
Scandic has operated Hilton-branded properties in Helsinki for more than twenty years.
Three hotels are currently involved: Hilton Helsinki Airport, Hilton Helsinki Strand and Hilton Helsinki Kalastajatorppa.
The two groups are also planning a phased refurbishment programme at Hilton Helsinki Airport to modernise its facilities and enhance the guest experience.
Finland is also a development market for Hilton beyond this established cooperation. The group previously announced the introduction of Waldorf Astoria in Helsinki, marking the luxury brand’s first Nordic property, in partnership with M&L Group.
The new agreement with Scandic is intended to extend this model of cooperation across all four principal Nordic markets.
Hilton Honors and Scandic Friends: Commercial convergence yet to be defined
The alliance also includes a loyalty component.
The partners plan to announce new benefits for members of Hilton Honors and Scandic Friends.
The objective is to make Nordic destinations more accessible to Hilton Honors members while broadening the international opportunities available to Scandic Friends members.
However, the details have yet to be specified.
No points transfer mechanism, reciprocal status recognition or full integration of the two loyalty programmes has been officially announced.
Nevertheless, closer cooperation could provide an additional distribution advantage by encouraging customers to travel between the two hotel networks.
Favourable tourism trends across Northern Europe
The partnership comes amid growing international tourism demand across the Nordic countries.
According to 2025 figures cited in the announcement, Sweden recorded more than 70 million tourist overnight stays, Denmark approximately 68 million, Norway more than 40 million and Finland over 23 million.
Growing interest in nature-based destinations, outdoor experiences and holidays in regions with more moderate temperatures is contributing to this trend.
However, these visitor volumes alone cannot establish the profitability of future hotel developments.
Growth in international demand must be assessed alongside changes in accommodation supply, operating costs, room-rate performance and the characteristics of each individual market.
LTH Analysis | Scandic strengthens its operating platform as Hilton extends its brand network
The Scandic-Hilton partnership illustrates a structural development in the hotel industry: the increasing separation of real estate ownership, hotel operations and international distribution.
For Hilton, working with an established regional operator provides an opportunity to develop its brands while benefiting from existing local expertise.
For Scandic, the objective is to diversify its operating agreements and expand its portfolio without restricting growth to its own brands.
This strategy should also be considered alongside the operational restructuring of Dalata under Scandic’s management, which confirms the gradual broadening of the Nordic group’s business activities.
The franchise model selected for Copenhagen also recalls Accor’s agreement for ibis Styles Helsinki Helka, whose conversion is scheduled for 2027. In both cases, an international brand provides its commercial systems and distribution network to a property operated by a local company.
The difference lies in the scale of the partnership: whereas Accor’s agreement concerns a single hotel, the Scandic-Hilton arrangement establishes a development framework spanning four countries.
Nevertheless, the economic significance of this alliance remains to be determined. Neither a quantified opening target nor an overall investment commitment has been announced. Its success will therefore be measured by the conversion of identified opportunities into signed agreements and, ultimately, operational hotels.
Beyond the signing of a commercial agreement, Scandic and Hilton are establishing a model of cooperation that combines the reach of a global hotel brand with the operating capabilities of a regional hospitality group.
