Urban Rest, a flexible-living operator, has signed its first UK hotel contract by taking over operations at 1 Dorset Square, a 14-room boutique hotel in London’s Marylebone district.
The signing marks the group’s first hotel foothold on British soil and comes as several boutique operators continue expanding across London, including the Zetter Group, already present in Marylebone with a property of the same name.
A building steeped in history
1 Dorset Square has a rare heritage feature: the building once served as an espionage training site for the French Resistance during the Second World War. This historical dimension adds to the residential appeal of Marylebone, prized for its Georgian architecture and proximity to central London.
This type of heritage conversion reflects a broader trend in the London market, where several investors are betting on the hotel repositioning of historic buildings, as seen in the project led by Jastar Capital around Custom House.
A strategic entry into the British market
For Urban Rest, this signing represents a diversification step into hotel operations, beyond its historic core business in flexible living. The choice of a small-scale boutique format, 14 rooms, reflects a targeted test of a London market where demand for characterful properties remains strong.
The deal also illustrates the growing interest of flex-living operators in the traditional hotel segment, a porosity increasingly observed between these two worlds of urban accommodation.
