Operators, United States | New Hotels for Aimbridge and Remington. Are Third-Party Operator-Investors Becoming Essential?

In early September 2026, Aimbridge Hospitality took over management of three historic boutique hotels owned by developer Gorman & Company in Wisconsin and Illinois. On the same day, Remington Hospitality added the Hyatt Regency Long Island — recently sold by real estate investment trust Ashford Hospitality Trust — to its own portfolio. The two announcements, made hours apart, illustrate the growing role third-party operators play in running complex hotel assets in the United States.

Plano, Texas-based Aimbridge Hospitality announced on 9 September 2026 that it had taken over management of three hotels owned by Gorman & Company, a Wisconsin-based developer known for restoring heritage buildings and revitalising communities across the American Midwest. The properties are the Brewhouse Inn & Suites in Milwaukee, the Stella Hotel & Ballroom in Kenosha, and the Embassy Suites by Hilton Rockford Riverfront in Rockford, Illinois.

For Gorman & Company, which has been active in housing and hospitality for more than 40 years, the deal marks a turning point: it is the first time the developer has handed operation of its hotels to a third-party operator. Laura Narduzzi, Vice President of Hotel Operations at Gorman & Company, said the company’s hotels had always been about far more than hospitality service, describing them as shaped by the people who brought them to life every day and the communities around them. She added that Gorman had chosen Aimbridge because it found in the operator the same commitment to people and mission that had guided Gorman for more than 40 years.

The Brewhouse Inn & Suites occupies the former Pabst Blue Ribbon brewery, a German Renaissance Revival-style building dating from 1877 and listed on the National Register of Historic Places. Its 90 suites retain six copper brewing kettles and a stained-glass window depicting Gambrinus, the patron saint of beer; the property received a Condé Nast Traveler Readers’ Choice Award in 2024.

In Kenosha, the Stella Hotel & Ballroom occupies the former Kenosha Elks Club headquarters, built in 1917 and also listed on the National Register. Its 80 guest rooms and roughly 372-square-metre historic ballroom, with six-metre ceilings and period chandeliers, make it the only full-service hotel in the city centre. In Rockford, the Embassy Suites by Hilton Rockford Riverfront, opened in 2020 in the former 13-storey Ziock Building, is Gorman’s most ambitious project: a public-private partnership worth approximately €80 million ($87.5 million) that transformed a vacant building into a hub for downtown revitalisation. The property has 160 rooms and more than 1,951 square metres of meeting and event space.

Staff at the three hotels are joining Aimbridge’s organisation, with the operator highlighting continuity of tenure for existing employees and access to training and career-development programmes. The dining concepts Gorman had put in place with Taste & Theory, Aimbridge’s culinary division, will also continue. Eric Jacobs, Chief Global Growth Officer at Aimbridge Hospitality, said Gorman had invested deeply in these communities, something visible in every detail of the historic properties, and said Aimbridge was honoured to have been chosen as operating partner.

Remington adds Hyatt Regency Long Island to its portfolio

On 10 September 2026, Remington Hospitality announced that it had added the Hyatt Regency Long Island to its third-party managed portfolio. The 358-room property, located in Hauppauge, New York, was recently sold by real estate investment trust Ashford Hospitality Trust. The hotel has a fitness centre with tennis, volleyball and basketball courts, indoor and outdoor pools, a business centre and roughly 1,672 square metres of meeting space.

Ben Perelmuter, CEO of Remington Hospitality, said the Hyatt Regency Long Island was a strong-performing, full-service hotel with robust demand and significant growth potential. He added that managing the property fit squarely with Remington’s expertise in operating complex, full-service hotels, and that the company was looking forward to working with the owners to improve operating performance, strengthen commercial results and build long-term value in the asset.

The property overlooks the Wind Watch Golf & Country Club, an 18-hole, par-71 course, and sits close to the Hauppauge, Bohemia, Ronkonkoma and Melville business parks. It offers access to Long Island MacArthur Airport, the Jones Beach Theater, Tanger Outlets, Stony Brook University and a Topgolf venue.

Operators consolidate their role alongside investors

Analysis — These two deals, announced a day apart in early September 2026, point to the same market dynamic: owners — whether a longstanding developer such as Gorman & Company or a listed REIT such as Ashford Hospitality Trust — increasingly entrusting the operation of their assets to specialised third-party operators. For Gorman, the shift to third-party management after four decades of running its own hotels marks a strategic inflection point. For Ashford, the sale of the Hyatt Regency Long Island came with an immediate handover of operations to a dedicated operator rather than in-house management by the new owner. In both cases, the operator — Aimbridge in one instance, Remington in the other — positions itself as the central partner in operational value creation, alongside investors.
