The sale of Royal Rochebrune has been announced in Megève, Haute-Savoie, France.

The transaction follows insolvency proceedings involving GR Immobilier. A legal notice published in July 2026 expressly identified the property offered for sale as a jointly owned real estate complex intended for hotel use. The definitive details of the assets transferred and the sale price have not been made public.

The buyer has been expressly identified as Lieux d’Émotions, although neither the transaction value nor the detailed financial terms have been disclosed.

The announcement also provides no timetable for the resumption of operations or details of the property’s future commercial positioning.

A 63-room hotel property at the foot of the Rochebrune area

Royal Rochebrune is located at 4, allée du Sporting de Rochebrune, in the Alpine resort of Megève.

According to the marketing documentation published on the Actify platform, the property comprises 63 rooms across five levels, including a two-bedroom hotel apartment.

The complex also includes a bar, sauna, games room, a vacant commercial unit, seasonal staff accommodation and accommodation designated for an on-site employee.

At the time it was offered for sale, the property was described as not operating.

This makes the acquisition more than a property transaction alone: the reopening of the hotel, any potential refurbishment and its future market positioning have yet to be clarified.

A sale following insolvency proceedings

Royal Rochebrune had been offered for acquisition as part of insolvency proceedings.

A notice published on 23 October 2025 on Actify, under reference 5107, outlined the property and its characteristics.

The deadline for submitting offers was set at 23 February 2026, through the Grenoble-based firm identified in the notice.

Harry Bencherai’s announcement now confirms that a sale to Lieux d’Émotions has been concluded.

However, it is important to distinguish the marketing information from the definitive legal nature of the transaction: the available documentation refers to a hotel real estate complex, while the Actify listing also categorises the opportunity as a business available for acquisition.

The precise scope of the rights and assets transferred will therefore need to be clarified before the transaction can be classified more specifically.

A hotel asset to reposition in an international resort destination

The acquisition of Royal Rochebrune takes place within the hotel market of Megève, an Alpine destination whose accommodation offering includes independent hotels, upscale properties and tourist residences.

With 63 rooms and several ancillary facilities, Royal Rochebrune has the capacity to support different operating models.

The presence of seasonal staff accommodation is also an operational consideration in a resort where housing employees represents a challenge for tourism businesses.

At this stage, Lieux d’Émotions has not disclosed any detailed plans for the property in the information currently available.

No reopening date, future hotel brand, refurbishment budget or repositioning strategy has been announced.

LTH Analysis | The value of the acquisition will depend on restoring operations

The sale of Royal Rochebrune illustrates the potential appeal of certain hotel assets located in established destinations, even when they have experienced an interruption of operations and insolvency proceedings.

For the buyer, the challenge extends beyond acquiring a 63-room hotel property.

It will also involve defining a hotel product consistent with the local competitive environment, assessing the investment required and establishing the conditions for sustainable operations.

The property’s location is a factor in its appeal, but future value creation will depend on the cost of bringing it up to standard, the operating model selected and its ability to attract guests once again.

Further communication from Lieux d’Émotions regarding its intentions will provide a clearer indication of the strategic significance of this acquisition.
