Pacific Century Premium Developments Limited (PCPD, SEHK: 00432) and Hyatt Hotels Corporation (NYSE: H) have announced the launch of ONE HANAZONO VILLAS, a collection of 13 private residences set within the Hanazono estate in Niseko, on the Japanese island of Hokkaido. The project is the first residential extension of the Park Hyatt brand in Japan and builds directly on the Park Hyatt Niseko Hanazono, which opened on the same site in 2020.
A deepening collaboration between PCPD and Park Hyatt
ONE HANAZONO VILLAS builds on the multi-year partnership between the Hong Kong-based developer and the American hotel group. The residences will be managed and operated by the Park Hyatt Niseko Hanazono team, providing owners with personalised service while preserving the independence associated with private ownership.
Benjamin Lam, Deputy Chairman and Group Managing Director of PCPD, said PCPD was committed to creating visionary, high-quality developments that combined luxury with a rigorous approach to sustainability. He added that, buoyed by the reception given to the Park Hyatt Niseko Hanazono and its residences since their launch in 2020, the company was pleased to deepen its long-standing relationship with Hyatt through ONE HANAZONO VILLAS, conceived as properties intended to be passed down from generation to generation.
Stephen Ho, President – Greater China and Growth, Asia Pacific at Hyatt, said the collaboration extended the Park Hyatt brand’s residential portfolio. He noted that the company continued to see sustained demand from discerning buyers for residential offerings combining considered design, personalised service and a heightened sense of space and privacy.

The architecture has been entrusted to Kengo Kuma, who has already been associated with several of the brand’s developments in Japan, including the Park Hyatt Sapporo, announced for 2029. Interiors have been designed by André Fu. This dual signature aims to translate the Park Hyatt identity into a residential idiom built around discretion, integration with the natural landscape and design conceived for year-round use.
Residences designed for exclusivity
Each villa spans approximately 700 to 1,000 sqm and comprises four to six en-suite bedrooms, along with living and entertaining spaces designed for year-round residential use. Most units benefit from panoramic views of Mount Yotei, visible from the site in every season.
Owners will have exclusive access to a private clubhouse offering direct ski-in, ski-out access to the slopes, as well as a lounge dedicated to relaxing after skiing. The villas also feature a private driveway and a secluded garden. Two fully furnished show villas are due to be completed this winter.
Niseko, a strategic anchor for the group in the Japanese Alps
PCPD plays a central role in developing Niseko as an international ski destination, with a portfolio exceeding 2.7 million sqm across Hanazono and Weiss. The group is thus building on an already established base rather than a new entry into the market, a notable contrast with other recent moves by the brand in Asia-Pacific, such as the Park Hyatt Mexico City, currently under development, or the recent sale of the Park Hyatt Melbourne to KS Hotels.
A growing branded residences segment
ONE HANAZONO VILLAS forms part of a broader push into branded residences, a segment Hyatt is also pursuing in Europe, notably through the Park Hyatt Comporta project in Portugal. Driven mainly by major international hotel groups, this market continues to shift geographically towards Asia and the Middle East, two regions where the culture of prestige residences tied to a hotel brand is particularly well established.
