Sunset Hospitality Group (SHG) and developer AICA Properties have announced the signing of the METT Ksamil, a 201-key lifestyle hotel on Albania’s Ionian coast. The opening is scheduled for 2029 and will mark the first property under the METT brand in the country.
The METT Hotels & Resorts brand is developed and owned by Sunset Hospitality Group (SHG), the Dubai-based hotel group. METT is one of the group’s lifestyle brands, alongside names such as SUSHISAMBA, Isola Ristorante Italiano and RAISE Fitness & Wellness.
A signing that cements METT‘s presence in Albania
The METT Ksamil is the twelfth property in the METT portfolio, six of which are already operating. The group recently announced the opening of METT Barcelona at the historic Gran Hotel La Florida, as well as the forthcoming Casa METT Sitges, due to open this September 2026.
Sunset Hospitality continues to expand across Europe and Southeast Asia, with an announced entry into the Middle East. The Dubai-based group’s ecosystem now spans 112 destinations across 27 countries.
Architecture by Studio Fuksas
The design of METT Ksamil has been entrusted to Studio Fuksas, an internationally recognised architecture practice known for its bold approach to hospitality and cultural projects. The property is organised around light-filled public spaces and a central landscaped atrium designed to anchor the hotel’s overall programme.
A lifestyle offering built for year-round tourism
METT Ksamil’s positioning rests on a food, wellness and social offering intended to operate year-round. The dining concept is built around three signature venues: a beach club, a rooftop space around the pool, and a specialty restaurant, complemented by further branded concepts still to be confirmed.
The hotel will include a fitness and wellness area of around 929 sqm and a conference room of close to 897 sqm. The programme also includes two retail spaces and parking for 167 vehicles.
Albania, a new frontier on the Mediterranean coastline
Located on the Albanian Riviera, near Corfu, Vlora and Tirana, the Ksamil area is known for its white-sand beaches and turquoise waters. The coastline has already welcomed the opening of the Green Coast Hotel under the MGallery flag, and the country is attracting growing interest from international investors, exemplified by Jared Kushner’s hotel projects on Sazan Island.
This momentum forms part of the tourism development strategy driven by Albanian Prime Minister Edi Rama, working with the Ministry of Tourism and Environment, which aims to position the country on the international map for tourism and upscale hospitality.
Deepening the METT development model
The group had previously entrusted AX Partners with the operation of a future Casa METT in Sitges, confirming a strategy that combines management signings with partnerships with local investors. METT Ksamil follows the same logic, pairing a regional developer, AICA Properties, with the brand’s growing international momentum.
